The service goals are:
– putting Inarcheck’s experience in the field of documentary and real estate due diligence services, of site construction monitoring and site construction control, integrating it with a widespread presence in the area guaranteed by the network of surveyors and by our qualified inspectors.

INFORMATION ON AUCTION EXPERIMENTS
Inarcheck can activate an information channel in relation to local auctions to professionals.
Goal: thanks to his contacts in the area, the technician will be able to “sponsor” the initiative, or if interested, support and accompany potential interested parties in the auction participation path.

DUE DILIGENCE ON ASSET
Inarcheck provides technical-documentary due diligence based on the documents available to the servicer, as well as information available open source or through local contacts.
Inarcheck can analyse in advance the documents made available by the servicer (CTU, bank assessments, own analyses, etc.) “Initial documents”, as well as in the performance of its services will provide:

  • preliminary analysis of the data provided by the client (“Initial documents”);
  • open source web searches relating to property information;
  • urban planning framework (if requested by the client);
  • surveys and information obtained through local technicians;
  • final report.

If requested, an on-site inspection of the initiative and the possibility of having a meeting with the municipal technicians or CTU / Curator can be provided.
Goal: Providing the clients with information and useful ideas for the subsequent strategic evaluation of the credit with the underlying real estate.

CHIEF RESTRUCTURING OFFICER ACTIVITIES
In the framework of agreements based on ex 182 bis, ex 67 and preliminary agreements that provide for real estate activities (developments, divestments, etc.), Inarcheck can support the responsible person:
– In verifying the activities to be carried out;
– In monitoring the progress of the works;
– In the verification of SALs and accounts, as well as on the actual liquidation of assets, as supervisor.
Goal: monitoring of a third party in relation to compliance with the agreements.

MONITORING OF BUILDING AREAS
Inarcheck could periodically monitor at municipal administrations, the possible publication of procedures aimed at updating urban tools, in order to alert the servicer in relation to changes that could modifying the value of the land being monitored. The useful documentation to carry out the activity preferably involves the delivery of a CDU.
Goal: monitoring of a third party in relation to urban planning changes on land that could have an impact on the credit holder and on its value.

REVIEW OF EVALUATION REPORTS (AUDIT ACTIVITIES)
The proposed activity consists of all the activities necessary for an independent real estate appraiser (auditor) to review all the appraisals prepared by the various professionals who carried out assessments of the property at different times and with different objectives by making a summary and expressing an impartial judgment.
The Client will send to Inarcheck all the documentation available to carry out on the positions identified by the reviewing activity of the property valuation reports whether they derive from the CTU or from third parties. Inarcheck will produce the verification report within a period agreed from time to time between the parties, in any case not exceeding 10 working days from the assignment by email.
Goal: monitoring of a third party in relation to the work of professionals who provide assessments.
